While we help sell quite a few newer homes or those in great condition, we also realize that not every house is HGTV show ready. This is where Unicorn Real Estate can really help you. We have years of experience remodeling homes and even have our own in-house construction crew. What this means for you is that we can help you in several ways:
- Avoid making the wrong repairs – nothing is worse than spending a ton of money on the wrong repair/update for your home. A key example might be replacing the counter tops when you don’t need to or with the wrong material. We can help you decide what repairs/updates are the best to make, to maximize your dollars when selling.
- Spend less and get more – since we have extensive construction knowledge and good connections, we can help you spend less on repairs/updates. One example we see all the time is heating and air systems. When it comes time to replace, you’ll see companies quoting all over the place. We had one family get quotes from $10,000 – $28,000. Unicorn Real Estate helped them by finding a local, licensed HVAC company that did the same work, same materials for $8,000. Whether it’s a water heater, roof (especially roof), flooring or whatever, call us first before you do any repairs/updates.
- Managing repairs and contractors – One unique way we help folks is by making a few key repairs to help them get more when selling their home. A typical situation is a dates home (livable, but older flooring, counters, etc) that might sell as-is for $80k to investors, but with $15k – $20k in repairs (roof, HVAC system, electrical work) it could sell for $130k on the open market. That’s a difference of about $50k. We can manage those repairs, call the right folks, leverage our in-house construction crew and take care of all that for you.

Q: Will you be listing my house on the MLS or actually buying it?
A: We present multiple options for you – a quick cash sale today, selling for top dollar, or selling as-is to the highest bidder. At Unicorn Real Estate, we’re not your typical investors nor your basic real estate agents. We believe that you should be informed of all your options before you sell your home. Because of our experience in real estate and remodeling homes through investments, we can show you paths to getting the most money with the least amount of work that other companies can’t.
Q: Do you pay fair prices for properties?
A: Most homes we visit will qualify for a cash offer from Unicorn Real Estate. That offer is based off the value of your home if it was in 10/10 condition, the cost of the repairs/updates needed to get it to 10/10 condition, and a reasonable profit. We are happy to share those numbers when we meet you. Nothing to hide here.
Q: Are there any fees or commissions to work with you?
A: If you hire us to list your home on the MLS, the fee is 3% of the sales price. If you accept our cash, as-is offer, there are no fees/commissions. If you hire us to sell your house off-market to cash buyers (only certain homes qualify for this program), there is a flat fee of $10,000 for that.

Q: How are you different from a real estate agent?
A: Real estate agents typically only have one trick in their bag. If your house is in great condition, they can help you sell it. This is the one option they present to you. If your house needs repairs/updates, they will tell you to go spend thousands of dollars on the home then call them back.

If your house doesn’t need any work, we can list your home in the MLS for top dollar leveraging our exceptional marketing and negotiation skills.
If your home needs a few repairs, we can leverage years of experience flipping homes to tell you what upgrades to make and which to avoid. On top of that, we have an in-house construction crew that can do most of the work. We also know what you should pay and shouldn’t pay. A regular agent would tell you $20,000 for a new HVAC system is a great deal, but we know those units cost $2,000 each and other material cost $1,000 so you are paying someone $15,000 in labor to install a new HVAC system. That’s insane when it should cost less than half of that.
Another option we provide that agents don’t is covering the cost of home repairs. If you don’t have the money to handle a specific repair, we can cover that cost until closing at which point you pay us back. No normal agent would put their skin in the game like that.
